Your Space Maximiser Qualify Report is a full-colour A4 report, available to you in both hard-copy and as a pdf file.
Throughout the Report you will be shown all the possible developments you can make to your home under Permitted Development, visualised through simple red boxes and proposed plans.
This shows clearly how much space you can add under your PD Rights.
The Summary page identifies what PD Rights you have in each class of the legislation (e.g., Class A deals with extensions and Class E with outbuildings) – and, if so, what area and volume you can add.
You will also be shown what PD Rights you have to add microgeneration technologies (things like solar panels and ground-source heat pumps) to your property.
All of our Space Maximiser Reports include a 3D model animation of your home and an interactive dashboard (stored online), allowing you to view, share, download and print at your leisure.
It’s also a great tool to showcase the potential in your home: simply direct prospective buyers to the page or add it to your property profile on Tepilo.

Your Space Maximiser Analyse Report is a full-colour A4 report, available to you in both hard-copy and as a pdf file.
In line with the Design Brief you submit to us, this Report shows detailed plans of exactly how you want to customise your home from all the PD potential it has.
Our architects try to achieve the optimum layout and maximise space, light and value.
All design decisions are made with full knowledge of Building Regulations to ensure that the concept schemes at this stage are deliverable if and when you come to build.
The Summary page answers the Three Key Questions:
1. What space can I add?
2. How much will the building work cost?
3. Will it add value?
In one simple page you can now quantify the value of the potential in your home or in a property you are thinking of buying – an incredibly powerful tool.
We do all of the hard work for you, finding comparables in the local market, consulting with local estate agents, and double-checking all of these figures against wider market analytics and research.
Here you are shown a renovation estimate, clearly laying out, zone-by-zone, the budget for construction and refurbishment.
Our tried and tested estimating tools take into account geographical location, property value, and other costs, such as Building Control fees and Party Wall fees.
They are independently assessed so you can be sure we are not trying to win the job by going in low (builders) or talking it up because we are on a percentage of the construction cost (architects).
Here you are shown local market analysis, comparing your property’s potential value with other, similar properties in the area.
This really brings to life the value you can add to your property and provides you with an independent, objective benchmark for your proposed project.

Your Space Maximiser Transform Report is a full-colour A4 report, available to you in both hard-copy and as a pdf file.
At this stage your plans take on a whole new level of complexity, but your Report will include everything you need to begin the renovation process: all plans, costs, and construction details.
Our architects work with you to perfect the flow and function of the space so that the services and lighting match the way you intend to live in the space and that the renovation process gets off on the right foot.
The Project Plan helps you understand the timelines of your project so you can be realistic about its delivery and plan your life around the renovation works.
It corresponds to a master set of plans to ensure that there is no double-counting and no gaps or overlaps.
And it gives you the visibility you need to get the funding in place for your project and the builders booked.
Your Transform Report contains all the detailed drawings you will need for Building Control and any other consents and permissions you may need for your project.
They are also useful for builders as these are the types of drawings they are used to dealing with.
The detailed construction section is an extremely valuable master document for engineers, Party Wall surveyors, suppliers and builders and acts as a key for all of the supporting details in the Report.
The design team will ensure this section captures all the details necessary to pass Building Control.
The foundation and damp-proof course (DPC) section is another key construction detail to support engineers, Party Wall surveyors, suppliers and builders.
Detailed lighting and power schedules enable you to make sure that the sockets are in the right place and all of the cables are channelled into the walls so that that the space functions exactly how you want it to.
We can also help you source the different products which match and enhance the style of you project.
Our room-by-room schedules are one of the most successful tools we have ever produced.
They enable you to specify room-by-room what you want (and what you don’t want) and also enable us to specify all of the technical details.
By providing a clear and detailed account of what is (and is not) included in the quote these Schedules ensure there is no project breakdown and all parties involved – architects, builders, and you – are fully aligned.
The Project Cost is another extremely popular and important feature.
We provide you with a detailed breakdown of three quotes from our trusted builder network – showing you exactly what you can expect to be charged and how it compares to other suppliers.
Because all our builders are from our trusted network, you will always receive reliable, best-value quotes – allowing you to study and compare without the hassle of collecting this information yourself.
